Kralingerhoutflat

The Apartment Owners Association Kralingerhoutflat (VvE-Kralingerhoutflat) is an active owners organisation, which is always happy to welcome new residents. The VvE-Kralingerhoutflat has a Board, consisting of 6 owners/members of the VvE (the Adviescommissie), who are elected in and appointed by the Annual General Meeting. Formal matters in respect of the VvE are taken care of by the office of the Administrator. Elsewhere on this website (button “Bestuur”) you will find the names and email addresses of the members of the Adviescommissie and the Administrator. To facilitate a smooth introduction of new residents we would like to inform you about the rules and customs in our apartment building.

Buying an apartment

Approval from the VvE is necessary for the use of an apartment. This condition applies for owners as well as for tenants. To obtain an approval a written request must be submitted to the Administrator. The cost of this procedure shall be borne by the owner of the apartment. The entire procedure takes about 3 to 4 weeks. We advise interested parties to inform themselves beforehand about the articles of association and the regulations of our association. (The Dutch version can be found on this website.) Furthermore, they should check whether or not the present owner has fulfilled all his obligations to the VvE.

Moving into the building

The elevators in this apartment building are not suitable for the transport of furniture and building materials, it is therefore strictly forbidden to use them for that purpose. The transport of furniture and building materials has to occur outside via a crane or a lift. To use the elevators for other purposes than for passengers, prior consent from the caretaker is always required. If furniture or building materials must be moved it is also recommended to consult the caretaker with regard to the exact date, time and place of the removal activities, in order to avoid that cars or other objects will be blocking the outside lift. Instructions from the members of the board (Adviescommissie) shall be complied with.

Structural alterations

Any internal modifications to the apartments are subject to prior approval of the Adviescommissie. The same applies to modifications to the heating system, or the installation of new kitchens or bathrooms. It is forbidden to make holes in walls or openings in the roof the of the building. The owner is responsible for ensuring that council consents have been obtained for any modification to the apartment or for joining two apartments. The use of the elevators is normally forbidden for the transport of building materials and debris. For that purpose an outside lift should be used. In exceptional cases the internal elevators may be used, but only after the written approval of the Board of the Owner Association. In that case special material will be provided to protect the elevator. The owner will always be responsible for any damage to the building or to third parties that might have been caused by any alteration. This is also applicable in the event consent was granted. The apartment owner is also responsible for acts and omissions by his tenants, contractors, employees, and anyone who comes into the building on his/her behalf. It is explicitly forbidden to make any modification whatsoever to the exterior of the building. Sunblinds may be installed after written consent from the Adviescommissie, but only in an approved colour and shape. The application of hard floor covering such as linoleum, stone tiles or parquet requires consent of the Adviescommissie. This permission will only be given after the Board has received an official statement from the supplier with information regarding the insulation of the material proposed.

Safety

The Kralingerhoutflat is a safe environment, a situation the VvE wishes to maintain. Therefore, it is strongly advised that the utmost caution is used when handing out keys to third parties in case of removal and renovation. Furthermore, it is strictly forbidden to leave the outside doors of the complex open and unattended. There is a video camera system in the building. It is customary not to let collectors, hawkers, and vendors into the building. If you want to give a contribution to a collection, or buy something from a vendor you should go downstairs to the outside door and not let the person into the building. Each resident must ensure that he/she knows who wants to enter the building before opening the outside door. In the case of an absence of more than one week the Administrator should be informed and a key address should be provided.

Tenants

Tenants and other users who do not own the apartment do not only require consent to use the apartment, they also need a written statement indicating that they will conform to the articles of association and the applicable regulations.

Launderette

In the basement of the appartmentbuilding you can find a landerette with washingmachines, dryers and an iron. This facility is for common use. The necessary coins can be obtained from the Adviescommissie

Parking

The Kralingerhoutflat has a parking, which may be used free of charge by residents and their visitors. Parking-places on the premise can not be sold or hired out.

Rules

It goes without saying that new residents must adhere tot the division regulations and internal rules and must not cause inconveniences to other users. Please also bear in mind the fact that the apartments were built in the fifties, so there is less insulation than in the more modern buildings.

Owner’s participation

The VvE-Kralingerhoutflat is an active society. Participation of its members is highly appreciated. The annual meeting, mostly in April, is well attended. During the year members will be informed through “Kralingerhoutnieuws” (an informal information leaflet) and through this website. Each year an informal party is organised for all residents. New members and tenants are especially invited to this party.

Getting acquainted

We strongly advise every new owner or tenant to make an appointment with (a member of) the Adviescommissie before moving into the building. If there are still any questions the members of the Association are always willing to answer your questions. On line information is not binding the for the Owners Association (VvE). Only the written information in Dutch is binding.
